The Position

Responsibilities:

· Research and evaluate potential development sites, including zoning, land use, and market demand.

· Support preliminary financial analysis and feasibility studies for new affordable housing opportunities.

· Assist with due diligence including site inspections, environmental reviews, and title/survey analysis.

· Build and maintain project pro formas and financial models, incorporating Low-Income Housing Tax Credits (LIHTC), federal, state, and local funding sources.

· Assist in preparing and submitting financing applications for tax credits, bonds, HUD programs, and local subsidies.

· Support investor and lender due diligence, including gathering documents and preparing responses.

· Assist with preparation of materials for planning boards, zoning hearings, and community presentations.

· Track entitlement milestones and coordinate with legal, design, and municipal partners.

· Coordinate with architects, engineers, consultants, and general contractors during predevelopment and construction.

· Monitor project schedules, budgets, and reporting requirements.

· Support lease-up strategy in coordination with property management and compliance teams.

· Help organize community outreach efforts, attending public meetings and working with local stakeholders.

· Assist with preparation of investment memos, board reports, and internal project updates.

· Track compliance with affordability restrictions, funding source requirements, and public approvals.

Requirements

· Bachelor’s degree in Real Estate, , or related field (Master’s preferred).

· Minimum of 4 years of experience in real estate development, affordable housing, community development, or related field.

· Knowledge of affordable housing finance (LIHTC, HUD programs, HOME, CDBG, tax-exempt bonds, etc.) strongly preferred.

· Strong financial modeling and Excel skills.

· Excellent written and verbal communication skills; experience drafting memos and presentations.

· Commitment to affordable housing, community development, and equity-focused outcomes.
